LOS SANCHEZ MEXICAN RESTAURANT (GARDEN GROVE, CALIFORNIA)
Development of a vacant parcel of property within the City’s redevelopment area to incorporate a state of the art Mexican sit down dining restaurant. Project included the consolidation of parcels, creation of several access and property agreements with the City’s Redevelopment Agency, the construction of a large restaurant main structure, site paving, landscaping, lighting improvements and utilities. Project also involved the construction of street improvement within public right of way and the relocation and preservation of site remediation equipment.
CHALLENGES & RESOLUTIONS
Project site was found to be within the City’s Redevelopment Area and required numerous agreements and procedures to receive approvals for development. The site was also found to have active remediation on it and required special treatment and relocation of remediation equipment and monitoring wells. The site also contained various easements and parcel divisions which required consolidation of lot lines, consolidation of parcels and the removal of old and vacant easements.
